Shaw Carpet Ind, the largest carpet manufacturer in the world is among the manufacturers that recommend hot water extraction.  DuPont and many other manufacturers actually require the hot water extraction method for carpet cleaning to honor their warranties.  It’s likely that your carpeting manufacturer also requires that hot water extraction be used to clean your carpets.  Many carpeting trade unions also recommend hot water extraction, including the Institute for Inspection, Cleaning and Restoration Certification (IICRC), California Fabric Institute (CFI) and the World Floor Covering Association (WFCA).  We also use the more powerful truck-mount extraction, rather than portable units whenever possible.  This is because truck-mount systems are much more powerful and they are more efficient at cleaning.  Also, with portable units, there is a much higher risk of over-shampooing and over-wetting, which can cause stains to wick up (reappear) and cause premature wear and tear on your carpeting.

So, now the question is, how often should you have your carpets professionally cleaned in order to honor manufacturer warranties and protect your carpeting from premature wear and tear?  Different factors that determine how often carpeting should be cleaned include how much traffic the carpeting gets and whether or not there are pets, small children or smokers in the building.  The Institute of Inspection, Cleaning and Restoration (IIRC) along with San Diego Carpet Cleaning recommend that carpeting be cleaned at least once every other year, and they provided this handy chart to help you determine how often you should have yours cleaned:
